Open Versus Traditional Approaches
Real estate companies in New Zealand have traditionally operated as traditional marketing systems. Listed properties are typically only made available to prospective clients who are either known to an "in-side" agent or who approach the company through their website or print advertising. This is a very limited approach, as it does not seek potential buyers from "outside" the system. Buyers who might be working with another company and who would be very interested in the property, must first seek to have their agent "worked-in".
Encore is now offering an alternative, optional approach, based on models currently being used in such major markets as the United States and Europe. This "open" system permits any prospective client, with and without a buyer agent to view, contract and purchase any listing. It is no longer the right of the listing agent to act as a gatekeeper on the property listing of the seller. In taking this "open" approach the seller now has access to the largest pool of buyers and accordingly, is likely to benefit in obtaining the best price and terms.
Encore continues to offer the traditional model for sellers who prefer this sales approach...

Client Centric Versus Agent Centric
The majority of real estate agents are Independent Contractors, who work for themselves under the banner of a real estate company's brand.
By necessity and training they are instructed to differentiate themselves from their fellow agents. In doing so a culture of "It’s All About Me", has developed.
All that you need to do to see the outcome of this thinking, is to follow a city bus, with a two+ metre photo of some self proclaimed "leader", or look at classified ads in the paper where the agent photo takes up as much space as the property description.
Encore believes that all of this "fluff" detracts from the real V.I.P.; You, The Client! So you won’t find our agents pictures on buses, but you will find them... out working for you and your best real estate interests!
