There is no "One Size Fits All"

At Encore we believe that there is no "One Size Fits All" model for listing commissions. Up until now, you had to pick the firm that matched your commission model. Either you went "discount" with a 1% firm and accepted a lower level of marketing initiative, or you went "traditional" and ended up with a full commission and significant add-on marketing costs.

As you can see below, Encore offers you two approaches, but both are very much "full service" plans. The biggest difference between our plans is the "open" versus "traditional" agency model. Every existing NZ real estate firm we know of uses a "traditional" model; that is, a salesperson from any other firm must request permission to "work-in" when they provide a buyer. Since "working-in" reduces the commission for the listing agent, they are often reluctant to allow outside agents to provide buyers and the seller suffers, because fewer buyers compete for the property.

This "traditional" system is at its worst under the auction sales approach, as working-in is rarely permitted, so the population of potential buyers is greatly restricted and final price suffers. Encore recommends against auctions, unless the specific needs of the seller demand this approach.

At Encore, we take the position that any agent, from any company with a buyer, for your property, is automatically "worked-in". They need not ask permission; can show and sell and this means maximum sales price to you. You will notice that the commission is somewhat higher under this "open" model. as we need to provide sufficient incentive for the outside agent providing the buyer. Before you decide that this approach will cost you more, however, consider this; the more buyers who see and compete to purchase your property, the higher the price you will likely receive.

We believe that in most instances, the "open" approach will leave you with more money, in the end and a faster time between listing and contract signing. Also notice that our firm does not earn a single extra cent, under the "open" plan.
